SC Ports State of the Port Emphasizes Importance of Infrastructure Investment to Support Ongoing Growth Projections

CHARLESTON, SC – October 29, 2018 – Today, South Carolina Ports Authority (SCPA) president and CEO, Jim Newsome, presented the annual State of the Port to an audience of approximately 600 customers, elected officials and shipping industry representatives at the Charleston Area Convention Center. Jim’s presentation focused on the Port’s successes, strategic infrastructure investments to support continued container volume growth, new initiatives to increase Port productivity and overall industry trends that will impact the Port in the future. The Propeller Club of Charleston hosted the event which marked Newsome’s tenth address since joining SCPA in 2009.

SC Ports volumes for the 2018 fiscal year, which ran July 2017 through June 2018, were record-breaking. The Port handled 2.2 million twenty-foot equivalent container units (TEUs), an increase of three percent over the previous fiscal year. March through June marked the highest months of container volume in the Port’s history. In breakbulk, or non-containerized cargo, Charleston handled 760,501 pier tons during FY2018. Within the breakbulk business segment, SCPA moved 232,390 vehicles across the docks of the Columbus Street Terminal.

Approximately 22 percent of the Port’s container cargo moves via intermodal rail including freight moving to Inland Port Greer which is 212 miles from Charleston in the upstate. The Greer facility achieved 117,812 rail moves in FY18. With the success of Inland Port Greer, SCPA opened Inland Port Dillon, in the northeastern part of the state, in April.

Key financial metrics include operating cash flow of $85 million and nearly $214 million in capital expenditures.

In addition to volume growth, SCPA achieved significant progress of key infrastructure projects in FY2018. The nearly three-year effort to strengthen and refurbish the Wando Welch Terminal wharf was completed in July, which allows the facility to handle three neo-Panamax ships at the same time. Construction on the Charleston Harbor Deepening Project to 52 feet, which began in February, is well underway with three Great Lakes Dock and Dredge Company dredges currently at work in the Entrance Channel. The Hugh K. Leatherman Sr. Terminal also saw progress in FY18 with the completion of the fill phase, and the SCPA Board approved a $53.8 million contract for construction of the wharf structure for phase one of the facility, which has begun. The new terminal will open in 2021 to accommodate growth of the Port’s containerized cargo business.

“We had a really good year in fiscal year 2018,” Newsome said. “We saw record cargo come through the Port, and we completed the Wando Welch Terminal refurbishment project. We worked together as a team towards a vision of being the preferred port of the top 10 U.S. Ports.”

Looking ahead, the Port will continue to invest heavily to accommodate container volume growth and the efficient handling of big ships. East Coast ports have seen a continued increase in container volumes since the Panama Canal expansion. A nearly $400 million enhancement project is underway at the Wando Welch Terminal. Upon completion, the facility will offer 15 ship-to-shore (STS) cranes with 155 feet of lift height; 65 rubber-tired gantry (RTG) cranes; 25 empty handlers; 40 gates; a dedicated chassis yard; and optimized operations allowing for a 2.4 million TEUs capacity.

Construction on the Charleston Harbor Deepening Project continues to progress, marking a historic accomplishment that will make Charleston the deepest harbor on the East Coast. Newsome announced today that an updated benefit-cost-ratio (BCR) of 3.1 was completed by the U.S. Army Corps of Engineers, which meets the requirements for inclusion in the President’s Budget. The BCR recalculation took several factors into account, highlighting the fact that SCPA’s projected volumes out-performed the estimates used in the original study.

Vital to the Port’s ability to sustain the volumes and revenue required for such investments is the expansion of its cargo base. SCPA closed on the purchase of a nearly 1,000-acre industrial tract in Ridgeville, South Carolina to support import distribution and export growth. The rail-served site offers approximately 750 developable acres for port-related industry use.

Along with investments in the Port’s terminals are enhancements to intermodal efficiency. Newsome said as the Port grows, it must intelligently expand its reach by rail and improve the condition of the chassis fleet through the creation of the Southern States Chassis Pool (SSCP).

“We talk all the time about equipment and investments, but investments alone do not lead us to a winning outcome,” said Newsome. “The best people lead to the best outcomes, and through cooperation and collaboration we have worked together to build this port up. Our future is very bright and our best years are ahead.”

Mercedes-Benz Vans has opened its new Sprinter plant for the North American market. After considering the high market potential for the new Sprinter in North America, the decision to build a new production facility in time for the launch of the new Sprinter model in the USA was announced in March 2015. The facility in North Charleston, South Carolina, is now up and running following a two year construction period. The total investment adds up to approx. 500 million dollars with more than 900 people working at the expanded North Charleston site, that number is set to grow up to 1,300 by the end of 2020. According to estimations, suppliers will create an additional 600 new jobs in and around North Charleston.

The opening could not come at a better time – 2018 marks the U.S. market launch of the new generation of the highly acclaimed van.

The third generation of the Mercedes-Benz Sprinter defines the top class of large vans in all sub-disciplines. Its classic strengths have been improved upon and are complemented by new intelligent products and services.

Among the outstanding innovations in the North American market are the new multimedia systems MBUX (Mercedes-Benz User Experience), the control and display concept in the cockpit, as well as ergonomically shaped seats and modern assistance systems – some of them were taken over by the car sector and, for the first time, found their way into a Mercedes-Benz van.

New standards are being set in the field of digitization and connectivity, which is why the new Sprinter can be described as the first van in a new category with a holistic overall system solution. Since 2006, Semi-Knocked-Down kits have been assembled in North Charleston for imported Sprinter vans and since 2015 also for imported Metris Midsize Vans (known in other markets as “Vito”). Additional facilities including body shop, paint shop and final assembly

Mercedes-Benz has put the full weight of its technical expertise into the North Charleston location. The new factory expands upon the existing Mercedes-Benz Vans assembly plant with additional facilities, including body shop, paint shop and final assembly. The company is implementing its most innovative production technologies and concepts at the location, making it one of the most modern of its kind in North America and an integral part of Mercedes-Benz Vans’ global production network.

The expansion of the production facility has tripled its footprint, now covering 222 acres or nearly 10 million square ft. The production and office building area comes now to around 41 acres or 1.8 million square ft., supplemented by free and logistics space. Central to the innovations are connectivity and digital communication in manufacturing due to continuously growing demands for flexibility and efficiency in production and to the increasing diversity of vehicle variants and sales figures continuing to rise.

Employees are also benefitting from increased digitalization as it minimizes routine and repetitive tasks, giving them more time for higher-value work. The outstanding innovations include self-driving transport systems, the shift to paperless, digital communication and new opportunities provided by virtual employee training.

Autonomous transport systems deliver free-flowing traffic

Like other locations within the Mercedes-Benz Vans production network, the plant in North Charleston is equipped with driverless transport systems – which can travel more than 40 miles in one shift. They are controlled through networking with the plant’s IT system and via RFID (radio-frequency identification) technology. The associated transponders, incorporated into the factory floors, receive the necessary driving commands. The vehicles can also use Bluetooth to communicate with one another and coordinate automatically, thus guaranteeing smooth traffic flow at all times.

Paperless documentation with RFID technology

Among the biggest transformations is the paperless, digital production documentation, based on RFID technology. It means the position of a specific component can be pinpointed precisely at any given time with contactless, automatic identification and localization. This information allows employees in logistics and production to feasibly adjust to process changes. Moreover, quality assurance personnel can ascertain that the correct part has been installed in the correct vehicle. Relative to conventional processes, RFID technology has made it possible to eliminate several steps of documentation, with one example being the manual scanning of barcodes. Effective training with digital tools

At every Mercedes-Benz plant, personnel remains the most important factor when it comes to quality. WEST PALM BEACH, Fla.–(BUSINESS WIRE)–Chatham Lodging Trust (NYSE: CLDT), a hotel real estate investment trust (REIT) focused on investing in upscale, extended-stay hotels and premium-branded, select-service hotels, today announced that it has acquired the 96-room Residence Inn by Marriott Charleston Summerville, S.C., for $20.8 million, or approximately $217,000 per room.

“This is a beautiful, brand new, superior-quality hotel located in Nexton, a rapidly expanding area just outside of Charleston which sits in the direct path of metro Charleston’s most energetic growth,” said Jeffrey H. Fisher, Chatham’s chief executive officer and president. “Including the Courtyard by Marriott Charleston Summerville, this marks our second hotel in the heart of Nexton, a thriving community which mixes a smart, vibrant blend of businesses, schools, new homes, apartments, shops and eateries connected to each other by trails, parks and nature, and connected to the world through leading-edge technology.

“Volvo has completed construction of its first American factory, a state-of-the-art, 2.3-million-square-foot facility on nearly 3,000 acres very close to Nexton that is expecting its first cars to come off the production line in the next few months. Additionally and importantly for continued economic expansion in the area, Volvo has already announced plans to expand the facility with a second production line with completion estimated in 2020,” Fisher highlighted. “Our two hotels are the nicest and closest hotels to the new factory and are best positioned to service corporate guests given the mix of rooms and suites at our Courtyard and Residence Inn hotels. Given the recent run-up in construction costs, we already are acquiring this hotel below replacement cost, and operationally, we are able to leverage our operating expenses across two adjacent hotels which should generate higher than underwritten returns.”

South Carolina has been one of the fastest growing states in the country over the last five years due to the relocation of major corporations, as well as corporate investment and expansion. The state has one of the highest migration rates in the country for in-bound, college graduates under the age of 40. In the greater Charleston area, corporate demand is well-diversified with the area home to companies within the aerospace, automotive, bioscience, marine and distribution industries. Additionally, the region is home to over 250 technology companies employing more than 11,000 employees. Specifically, Nexton is projected to encompass approximately 10,000 homes, eight million commercial square feet and a medical campus over the next decade. In addition to the nearby Volvo facility, other major companies, such as Daimler and Boeing, have significant facilities in the area and have acquired additional land to expand their operations.

Chatham funded the purchase using available cash and borrowings on its unsecured credit facility. The hotel will be managed by Island Hospitality Management, which is 51 percent owned by Fisher. Chatham estimates it acquired the property at a year two net operating income capitalization rate of approximately eight percent.
